Good Deeds

Eagle County Good Deeds is a buy-down program designed to help support the availability of deed-restricted homes for sale to individuals who make Eagle County their permanent residence. The goal is to ensure that these homes remain accessible to Eligible Households by imposing either Resident-Occupied or Price-Capped restrictions on future buyers. By converting existing open-market homes into deed-restricted properties, we aim to secure them for local households in the long term. In exchange for a substantial financial contribution, buyers will be required to record either a Resident-Occupied or Price-Capped deed restriction on the property they are purchasing. To get started, please review the Program Guidelines, Resident-Occupied Deed Restriction, Price-Capped Deed Restriction, and the Eagle County Affordable Housing Guidelines: Administrative Procedures, and then contact The Valley Home Store to schedule an appointment.

To participate in the Good Deeds program, it is crucial to submit an application before or at the time a buyer enters into a contract for their home. Please be aware that both the applicant and the chosen property are contingent upon approval and the availability of funds. There are two mandatory meetings with Housing Eagle County: The first meeting should occur when the buyer initiates the home purchase contract. The second meeting must take place no later than two weeks before the closing date.

Resident-Occupied Deed Restriction has limits on owning other real estate, must be a primary residence, must be occupied by a household who works for a business located in Eagle County, requires annual recertification, requires the buyer complete an application, and be approved prior to purchase.

Price-Capped Deed Restriction has limits on owning other real estate, must be a primary residence, must be occupied by a household who works for a business located in Eagle County, requires Annual Recertification, requires the buyer complete an application, and be approved prior to purchase, has an appreciation cap and policy for capital improvements, and must be resold using The Valley Home store's resale lottery process.
