Haymeadow, a sprawling 660-acre conservation-oriented development, sits along the scenic Brush Creek on the southern side of Eagle. DISTRIBUTION OF PHASE 1

A Collaborative Effort in Housing Development
In Haymeadow's Phase 1, there's a unique distribution of housing units. The Eagle County Housing and Development Authority, with approval from the Board (which also serves as the Board of County Commissioners), has acquired 43 two-bedroom, two-bath units. These units, intended for Eligible Households, come with a price-capped deed restriction and will be sold through The Valley Home Store. Homebuyers interested in these units are in the right place and will learn more in the sections outlined below, including eligibility criteria, application process, and important dates.

Additionally, Phase 1 includes 33 deed-restricted homes co-managed by Haymeadow and the Town of Eagle. This distribution includes 15 units with a resident-occupied deed restriction and the remaining 18 with a price-capped deed restriction. ELIGIBILITY CRITERIA

Your Path to Homeownership Starts Here
To become a homeowner of one of our 43 two-bedroom, two-bath deed-restricted units, applicants must meet the criteria defined as 'Eligible Households' in the Eagle County Affordable Housing Guidelines: Administrative Procedures. Qualifications include, but are not limited to, the following:

  • The unit must be an owner-occupied primary residence.

  • May not own any other real estate, except for a property currently being sold as part of the purchase process.

  • Employment requirements include working an average of 30 hours per week in Eagle County.

  • Income criteria are based on earnings predominantly from Eagle County.

  • Special considerations for retired Eagle County workers or households with a disabled member.

  • Agreement to an annual maximum price appreciation cap as per the deed restriction.

  • Please note: there are additional avenues for qualification that offer flexibility to accommodate a variety of applicants.

Steps to Apply for Our Haymeadow Deed-Restricted Homes
To apply for one of our 43 two-bedroom, two-bath price-capped deed-restricted condominiums, applicants must prepare the following documents:

  • Photo ID: A government-issued identification to verify the applicant's identity.

  • Tax Return: Your most recent tax return.

  • Employment Verification: Proof of employment in Eagle County.

  • Prequalification Letter: Obtained from a lender with experience in local deed restriction underwriting.

These documents must accompany the electronic application. The application window opens on January 17, 2024, and closes on February 29, 2024.

THE DRAWING PROCESS

A Fair Chance for All Qualified Buyers
Each live drawing for Haymeadow's housing units will be conducted using Google Sheets. A staff member will randomize the list of qualified buyers to determine the selection order. This process, overseen by Eagle County Government's Housing Department, includes staff from both the Eagle County Housing and Development Authority and The Valley Home Store. The Housing Director will record and certify each drawing, which will be broadcast live on Eagle County Government Television, with recordings available for later viewing. Applicants selected in the drawing will be notified by email to rank their preferred units via a form within 24 hours. This transparent and fair process ensures equal opportunity for all qualified buyers.
