Locals First
Locals First is a cash-buy program designed to support both buyers and sellers in Eagle County’s competitive real estate market. For buyers, the program helps local residents secure properties that might otherwise be unattainable due to financing or sale contingencies. For sellers, the program provides a reliable cash buyer, ensuring a faster and smoother transaction process.
By acting as a cash buyer, the Eagle County Housing and Development Authority (ECHDA) facilitates the purchase of properties on behalf of Eligible Households. In return, a Price Capped Deed Restriction is placed on the property to ensure it remains available for the local workforce. This approach benefits not only today’s qualified buyers but also future buyers for generations to come.
The program’s purpose is to level the playing field for locals, ensuring that Eagle County’s past, present, and future workforce has equitable access to housing opportunities.
Program Highlights
Maximum Purchase Price: $850,000
Deed Restriction: A Price Capped Deed Restriction will be recorded to preserve the property for local housing.
Primary Residence: The property must be used as a primary residence by the Eligible Household.
Down Payment: The buyer must contribute a minimum of 3% of the purchase price.
Eligible Properties: Single-family homes, condominiums, townhomes, duplexes, modular homes, or manufactured homes on a permanent foundation within Eagle County.
Short-Term Rentals: Not allowed.
