A 30% Buy-down Partnership to Preserve Local Homeownership Together

Good Deeds Vail is a partnership launched under Housing Eagle County’s Community Partner Program to set a new standard for regional collaboration. The Town of Vail’s investment is matched one-to-one by the Eagle County Housing and Development Authority (ECHDA), providing up to a 30% buy-down of the purchase price on eligible open-market homes within Vail’s jurisdictional boundary.

How Good Deeds Vail Works

Good Deeds Vail preserves access to stable housing for residents by providing a payment toward the home’s purchase price. In exchange, buyers record a Price Capped Deed Restriction that maintains sustainable pricing over time, enabling Vail households to purchase now and helping keep these homes accessible for generations.

  • Total payment: 30% of the purchase price, capped at $375,000.

  • Funding match: 15% from ECHDA and 15% from the Town of Vail.

  • Maximum Purchase Price: $1,250,000.

  • Price Capped Deed Restriction: resale appreciation capped between 0–3% simple interest annually.

  • Administration: The Valley Home Store manages compliance, resale, and future buyer approvals.

  • Lender-friendly: structured to support standard underwriting and preserve housing for generations.

  • Compatible: Eligible for Eagle County Down Payment Assistance on properties priced at $850,000 or less.
