Good Deeds Vail is a partnership launched under Housing Eagle County’s Community Partner Program to set a new standard for regional collaboration. The Town of Vail’s investment is matched one-to-one by the Eagle County Housing and Development Authority (ECHDA), providing up to a 30% buy-down of the purchase price on eligible open-market homes within Vail’s jurisdictional boundary.

How Good Deeds Vail Works

Good Deeds Vail preserves access to stable housing for residents by providing a payment toward the home’s purchase price. In exchange, buyers record a Price Capped Deed Restriction that maintains sustainable pricing over time, enabling Vail households to purchase now and helping keep these homes accessible for generations.

  • Total payment: 30% of the purchase price, capped at $375,000.

  • Funding match: 15% from ECHDA and 15% from the Town of Vail.

  • Maximum Purchase Price: $1,250,000.

  • Price Capped Deed Restriction: resale appreciation capped between 0–3% simple interest annually.

  • Administration: The Valley Home Store manages compliance, resale, and future buyer approvals.

  • Lender-friendly: structured to support standard underwriting and preserve housing for generations.

  • Compatible: Eligible for Eagle County Down Payment Assistance on properties priced at $850,000 or less.

    • Occupancy: the buyer must use the home as their primary residence.

      Ownership: buyers may not own other residential real estate while owning a deed restricted property.

    • Deed restriction: perpetual and requires annual recertification of eligibility.

    • Homebuyer education: qualified buyers must complete a homebuyer class and provide a completion certificate prior to closing. The Valley Home Store offers homebuyer classes on a regular basis.

    • Location: Within the Town of Vail’s jurisdictional boundaries and specific areas of unincorporated Eagle County associated with the Town of Vail.

    • Status: homes on the open market that are not already deed restricted.

    • Occupancy: buyer must use the home as their primary residence.

  • The maximum purchase price for Eligible Properties is $1,250,000.

    • Future resale price appreciation is capped between 0–3% simple interest annually.

    • The Valley Home Store facilitates resale and approves future buyers.

    • Policy for permitted capital improvements applies.

    • A 2% brokerage fee applies to resales.

    • Requires annual recertification.

    • Eagle County Housing and Development Authority payment: 15% of the purchase price.

    • Town of Vail matching payment: 15% of the purchase price.

    • Total payment: 30% of the purchase price, capped at $375,000.

    • Minimum buyer contribution: 3% down payment, excluding other assistance programs.

    • Disbursement: ECHDA and Town of Vail funds are wired to the title company per closing instructions.

    • Applications may be denied if the property or purchase agreement does not meet program standards or is not in the best interest of the Eagle County Housing and Development Authority or the Community Partner.

    • Good Deeds Vail is compatible with Eagle County Down Payment Assistance and most community and employer down payment assistance programs.

How to Get Started

    • Start by reviewing the Program Guidelines to learn about eligibility requirements and deed restriction options. This will help you understand the program’s structure and determine if it’s the right fit for you.

    • All buyers must complete a homebuyer education class and provide a certificate of completion.

    • Classes are available through multiple providers. The Valley Home Store offers classes regularly. This requirement must be completed prior to closing. Qualified employers are exempt.

    • Identify a property that meets program requirements. The property must be:

      • Within the Town of Vail’s jurisdictional boundaries and specific areas of unincorporated Eagle County associated with the Town of Vail.

      • Your primary residence.

      • Not already deed restricted.

      • Priced at or below $1,250,000.

    • Schedule an initial appointment with The Valley Home Store.

    • During the meeting, the Program Manager will review current funding availability, program guidelines, eligibility criteria, and your property details.

    • If funding is available and you and the property meet the preliminary qualifications, you will:

      • Receive a link to the online application.

      • Review next steps.

      • Discuss down payment assistance requirements and documentation needed.

    • Note: Program funds are limited, and funding is not guaranteed until confirmed by the Program Manager.

    • After your appointment and once you have identified an eligible property, submit your application. Applications are processed on a first come, first served basis and are time and date stamped upon receipt. Approval is at the discretion of the Program Administrator and is subject to available funds.

    • A complete application includes:

      • Fully executed purchase and sale agreement (including any amendments).

      • Current title commitment.

      • Proof of current employment.

      • Lender pre qualification or pre approval letter.

      • Proof of residency.

      • Valid photo ID.

    • The Program Administrator reviews complete applications within 7 business days. If approved, you will be notified and required to execute a Deed Restriction Purchase Agreement with the Eagle County Housing and Development Authority.

    • After approval, the Program Administrator will prepare the closing documents and funding. Please allow up to 15 business days from the date of initial application approval.

    • One week before closing, the buyer must meet with the Program Administrator to review the Deed Restriction documents.

    • The buyer is also required to submit a Deed-Restricted Application to:

      • Register the new deed-restricted home.

      • Enable annual compliance tracking.

      • Facilitate future resale.
